To help an owner of a supply and vehicle maintenance facility make an informed real estate decisions regarding potential environmental liabilities during a land acquisition.
The Environmental Services Provided:
SAK Environmental was retained to perform environmental due diligence and MCP compliance. SAK’s work included an ASTM Phase I environmental assessment and Phase II investigation.
The Phase I assessment revealed environmental response actions for underground petroleum storage and former hydraulic lifts. The assessment also revealed the property was once part of a former tannery. SAK strategically placed soil borings and monitoring wells at former Underground Storage Tanks, hydraulic lifts and an oil/water separator locations, as well as where the former tannery buildings were located. SAK completed an extensive subsurface program of soil and groundwater quality, particularly to determine if buried wastes or pollution “hot spots” were present from tannery operations. Underground utility plans were limited for the site, which required significant planning to ensure their protection during subsurface exploration activities. SAK advanced over 20 borings at the site to determine subsurface quality. SAK also performed a groundwater elevation survey to determine groundwater flow direction, and lead wipe sampling in the area of the lead wrap storage.

SAK worked thoroughly to ensure activities did not interfere with the day-to-day operations of the facility. Due to conditions at the Site, a Class A-3 RAO was filed, which included a Method 3 Risk Characterization and AUL.
